Our Services

We offer a complete first class professional design package that covers all the aspects of the required design; it takes the stress away from you and gets you to the result you want.

The package is a full Architectural and Structural design including:-

  • An initial consultation visit to you at your home when we will discuss with you what you want to achieve and advise you on the practical aspects of how it could be achieved and whether it is likely to increase the value of your property
  • Full design service including structural calculations
  • Full computer drawing service including:
    - Dimension survey of the property
    - Drawings for construction
    - Drawings for Building Regulation approval
    - Drawings for Planning Permission where required
  • Preparation of applications to the Local Authority for approval under the Building Regulations
  • Preparation of applications to the Local Authority for Planning Permission where required
  • You can call us for advice or to get answers to any queries that may arise as the work progresses

We aim to issue the completed package within ten working days of the initial measure survey of the property.

Planning Permission and Building Regulations Approval

  • All work to your house will require approval under the Building Regulations but not all work will require planning permission.
  • Internal alterations [except to a listed building] do not require planning permission.
  • Where there have been no previous extensions built on to your house many extensions and loft conversions fall within permitted development limits and will not require planning permission.
  • Where the house has been extended previously it is possible that when the volume of the proposed extension or loft conversion is added to the volume of the previous extensions the permitted development limits will be exceeded and permission will be required.
  • A simple measurement of the previous extensions will allow us to tell you if planning permission is required for the proposed works.
  • Extensions and loft conversions will require planning permission if your home is in a Conservation Area.

Extend or Move?

  • An extension or conversion will give you the advantage and benefit of a larger home without the upheaval and expense of moving.
  • Moving to achieve more space often means compromising as you cannot always find a house that has exactly what you want.
  • The cost of an extension or conversion will generally be less than the cost of moving.
  • An extension or conversion can add significantly to the value to your home.
